PAYMENTS:
RESERVATION DEPOSIT: A 25% reservation deposit is required to confirm your reservation.
DAMAGES. Any loss or damage to the D6 Retreat or other property managed by D6 Worldwide, LLC can be deducted from your card on file including but not limited to the following: number of guests exceeds that which is listed on the rental contract, excessive cleaning/laundry or rearranging furniture that has been moved, replacement of missing items from unit (including beach towels), soiling of towels, linens and carpets, costs of cleaning beyond the normal, costs to replace keys and misuse of items belonging to the property.

PAYMENT: Remaining balance payment is due no later than 30 (thirty) days prior to check-in date. If payment is not received by the due date, D6 Retreat has the right to cancel the reservation.

CANCELLATION/REFUNDS: A deposit of 25% of the total rental is due upon booking, with full payment due 30 days prior to check-in. All reservations which are made more than 10 days in advance of check-in are fully refundable if the guest cancels the reservation within 72 hours after the time of booking. After this cancellation period expires if the cancellation is made within 30 days of reservation start date, 50% is refundable. Cancellations made within 3 days of the check-in date are non-refundable. The guest who books the property must be at least 21 years old.

Weddings are an exception to the cancellation policy. ALL wedding cancellations will not be refunded any fees paid to date. We are happy to look at rescheduling based on availability (additional fees may apply). 

RENTAL TERMS:
D6 Retreat Property Management unilaterally and at its sole discretion reserves the right to change or cancel the reservation for any reason with refunds made accordingly, in the event this property becomes unavailable for rent. D6 Retreat Property Management agrees to use best efforts to secure an equivalent rental property. If this is not possible, D6 Retreat Property Management reserves the right to cancel this reservation and return all monies to Guest(s).
Guest Agrees to allow D6 Retreat Property Management and/or assignees the right to enter due to the following: a) To make necessary or agreed repairs. b) To supply services agreed upon. c) If unit is for sale, we will give you 48 hours advance notice to show the unit at reasonable hours d) In case of an emergency, we reserve the right to enter at any time for the purpose of safe keeping or prevention of further damage. Note: Please notify us if you will be absent from the property for more than 2 days.
Landlord Responsibility:
a) We will give you the right to occupy unit per agreement. b) We will provide and maintain appliances. We will not be liable for interruption of these services that is beyond our control. We will also not be responsible for interruption electricity, water, or gas beyond our control. Please promptly notify us of any problems. You may not end this agreement because of these interruptions.
Tenants Responsibility:
a) Notify us of any defects or problems. b) Use the unit as a place to live; you may not use it for any filmmaking, photo shoots, unlawful, improper, or offensive purpose. c) Furniture is not to be moved within or from the unit. d) No parties/functions within the rental property e) No animals/pets allowed in the unit or on the property without prior notice f) No smoking within the unit or grounds. g) Please obey all house rules posted in unit.

YOU MAY NOT HAVE ANY ADDITIONAL GUESTS OTHER THAN THOSE AUTHORIZED AT TIME OF BOOKING. YOU MAY NOT HAVE EVENTS WITH OUTSIDE VENDORS OR FRIENDS UNLESS OTHERWISE APPROVED BY MANAGEMENT PRIOR TO YOUR CHECK IN.

Miscellaneous:
a) Housekeeping services may be available by request only and will incur additional fees b) This contract is binding and cannot be modified or terminated by a sudden change of circumstance c) Changes: The booking agent must be notified of any changes as soon as possible for which there may be a service charge for each accepted change to the reservation d) You must leave unit on the date and time designated, unless prearranged, and any additional rent must be paid in advance e)Abandoned possessions: We will not be responsible for any of your personal effects left in the unit. We will be glad, if found, to mail them to you for an additional postage charge g) Unit may not be sublet or assigned without prior consent of D6 Retreat.

In order to provide this space, we ask that all guests make the following agreements while in this peaceful space:
1. I will honor the peace and quiet of this space. I will speak at a level that's respectful to the peace of those around me in the community. I will not play amplified music which could disrupt other guests. I will honor noble silence after 10PM until 7AM.
2. I will be respectful to all staff, community, and guests.
3. I will honor the sacred nature spaces on this land and leave the space better than I found it. I will help conserve the land. I will not litter nor remove/move any of our intentionally placed items from the sacred forest space.
4. I will help the staff by replacing anything I rearranged during my stay such as furniture or outdoor chairs. I will not remove furniture from the common area for my own private use. This includes grills, chairs and furniture on the deck.
5. I will use the common areas (shower, restroom, trails, deck, etc) with respect to other guests and not leave my personal belongings in any common areas.
 
Our entire property is a smoke-free space. Any visitors must be registered with us prior to arrival.

We reserve the right to deny admission, or to require a person already admitted to leave the space, without refund or compensation for failure to comply with any of these guidelines or who displays of unsafe, illegal or offensive behaviors. We will always ensure safety, security, order, peace, respect and tranquility above all else.

We do not allow for long-term stays. Any stays over one month can only be paid up to 1 month and will fall under the short term guidelines.

Unfortunately, we are not held responsible for any noise pollution including construction outside the perimeter of the property c) Weather in the State of Texas is unpredictable d) Agent acts solely as agent for Owner, the Owner has final authority concerning all matters.
GUESTS FOR THEMSELVES AND THEIR RESPECTIVE HEIRS, PERSONAL REPRESENTATIVES, SUCCESSORS AND ASSIGNS, HEREBY RELEASE D6 Retreat AND THEIR RESPECTIVE DIRECTORS, THE OWNER OF THE PROPERTY, OFFICERS, AGENTS, EMPLOYEES, SURETIES, INSURERS, INDEMNITOR, ATTORNEYS, SUCCESSORS AND ASSIGNS FROM ALL CLAIMS, DEMANDS, OR CAUSE OR THING WHATSOEVER RESULTING FROM OR IN CONNECTION WITH THE PROPERTY OF THIS RENTAL CONTRACT, INCLUDING WITHOUT LIMITATION ANY CLAIM, DEMAND OR CAUSE OF ACTION FOR PERSONAL INJURY OR DEATH AND ANY AND ALL LOSS, LIABILITY, COST AND EXPENSE RESULTING FROM ANY CLAIM, DEMAND, SUIT OR CAUSE OF ACTION WHICH MAY BE ASSERTED.
